Those lucky enough to spend time in the Roaring Fork Valley are enjoying an endless summer, bright with fall colors well into October. We can’t help but feel grateful to be here surrounded by nature.
 
The nature, culinary options, and other cultural activities combined with the strong sense of community continue to draw interest and make our real estate market an outlier to national statistics.
 
That said, the market has shifted from a pure seller’s market. Now more than ever, pricing strategy matters as interest rates have reached a nearly 30-year high, which nearly tripled the monthly payment from just 1.5 years ago. Buyers are more concerned about not overpaying when the cost of money is so high (whether getting a loan or paying cash/lost opportunity). Properties priced right are selling, while others sit stale on the market.
